Home Warranty Management Service

$75 – We DO NOT recommend that owners purchase a home warranty as they have been proven to cost you more time and money then the value you get from them. However, should you continue to want to use them we will coordinate with your warranty company to put in a claim for a maintenance request.

Code Violation Management Service

$25 – Should your tenant be in breach of any HOA or city code violations we will ensure that they remediate the issue as soon as possible.

Capital Improvement Evaluation

Upon Request (10% fee) – Annual visit and report on capital improvement needs for your rental property. If you decide to move forward with the project(s) the fee will be 10% of the total project cost to oversee it to completion.

If we place a tenant and within the first 6 months of their lease they abandon the property without paying or is evicted, we will place a new tenant and waive the commission.

EVICTION GUARANTEE

If we need to evict a tenant, we will pay the attorney’s fees for the eviction, up to $1500.
