Before you submit a rental application, we recommend reviewing the important guidelines and documents we have available for you.

 

Lease Terms

Here are important lease terms that you will find in your lease agreement. Traverse through each term to find crucial business details regarding length of a lease, plumbing, garbage disposals, lockouts, maintenance and repairs, pets and emergency maintenance requests.

Typically twelve months, however, none of our leases end in the months of November, December or January.

PMP Carolinas will cover the cost of most plumbing repairs, however you should be aware that we do not cover the costs of repairs that are due to a tenants’ negligence or lack of care.

PMP Carolinas will not pay to clear jammed or frozen garbage disposals. This is the most common type of maintenance request and is almost always caused by misuse or overuse of the garbage disposal. They are delicate machines and are not intended to grind up many kinds of foods or a large volume of food. Use the garbage disposal at your own risk!

If you lock yourself out of your apartment you will have to call a locksmith at your own expense.

All requests for maintenance and repairs must be made through the TENANT PORTAL. You must give us permission to use our keys for entry or you must be home to let the repair person in. After business hours, evenings and weekends we can only accommodate emergency repairs which are generally limited to plumbing emergencies and you will have to be home to meet the repair person. For after hour emergencies please call the office 704-251-6651 and our answering service will be able to assist you.

Each property listing will specify if pets are permitted. If pets are permitted, there will be a $300 non-refundable pet fee per pet. You will be required to screen your pet at petscreening.com, so take the time to carefully complete your pet profile as thoroughly as possible. If you have a dog, you must make sure your renter’s insurance policy insures coverage for that breed of dog. Additionally, if the landlord’s homeowner’s insurance policy does not presently insure for that breed of dog, you may have additional expenses to cover the Landlord’s increased insurance premium. You will need to apply before we can answer specific questions about your breed at a given property.
